How to maximise the potential of your home with real estate content creation

You may not think much of it, but how you present your property online makes a huge impact on how much reach, interest and interaction it gets.

Whether selling, renting or hosting an Airbnb - how you choose to invest in presentation makes a large difference. The ‘she’ll be right’ attitude does not always work, or perhaps works but not to the full potential you may dream of.

In today's digital age, selling or renting your home goes beyond traditional methods of listing and showcasing. You need to build trust with your potential client/s, and you also need to consider the platforms you are presenting on. With the majority of prospective buyers or renters beginning their search online, the quality and presentation of your property photos and videos play a crucial role in attracting attention and securing interest. Here’s how you can effectively enhance your reach through compelling visuals:

Professional Photography

This is a big deal… any photographer cannot do any real estate photoshoot. Why? it requires a special set of skills and understanding of light to make a shot look next-level. Anyone can take a photograph of a space, but not everyone can make it appealing.

A photographer who specialises in real estate photography can make a normal space look inviting, showcasing the potential of the space and enhancing the space. Most homes tend to have darker areas, where a real estate photographer can enhance in a realistic way. However, someone who is unsure on how to photograph it can make an image look like it has an extremely dark area or over-lit with flash, which can make the image look very poor.

High-resolution images that showcase spacious rooms, unique architectural details, and natural lighting can significantly enhance your listing's appeal. Drone photography, if permitted, can also further enhance the location and block.

Video tours - but not in the way you think

While photos offer a snapshot, video tours provide a dynamic experience for potential buyers or renters. My belief in the video tours is to keep it simple; a renter or buyer wants a realistic walk-through experience to get an understanding of the layout and features with a touch of drone footage to enhance the location. To help keep video tours simple and affordable with professional appeal, I use a mix of drone footage (if permitted) and iPhone footage which is placed on a balancing device to keep video smooth. Keep in mind, most agencies place the video tours on social media, where people watch from a mobile device. Shorter videos do extremely well, therefore keeping special effects and fancy colours out of the videos should be kept in mind. Not every person watching social media wants to be overwhelmed with multiple effects, and videos with the ‘less is more’ approach tend to perform better.

Virtual Staging

Have an empty space and want to showcase the potential? Professional photography with the addition of virtual staging is the answer. Again, you need to have professional images to do this well - but virtual staging can transform empty spaces into fully furnished rooms, helping potential buyers or renters visualise the potential of each area. This technique allows you to showcase different layout possibilities and highlight the functionality of various spaces within the home. Virtual staging can also convey a sense of lifestyle, appealing to the emotional aspects of prospective buyers.

Keep it simple on socials

When uploading photos and videos on social media, make sure to only give a glimpse into the listing - then leading to the full gallery through to your website or a hosting platform. Provide the ‘winning shot’, generally the shot that makes you go ‘wow’ - followed by 3-4 other shots in the post. Do not upload more than a few images as this can overwhelm people and let them stick to the social media page, instead of where you want them to lead to. If you are planning to post the photos and video, give a day break between the two. You don’t want to spoil the fun too quickly!

Showcase the neighbourhood and tourism charms

While this is charged separately as it takes extra time, showcasing the neighbourhood or tourism charms in the area is a great way to sell the life-experience of what people would expect. For example, imagery of surrounding shopping centres (outside the centre), popular attractions nearby (such as the beach or markets) generally help performance for people who may not be familiar with the area. This is also very helpful for Airbnb/short stay properties when most people look for nearby attractions and amenities.

In the competitive real estate market, leveraging high-quality photos and videos is essential for maximising your home's reach and attracting the right audience. By investing in professional photography, you can effectively showcase your property's unique appeal and increase your chances of a successful sale or rental. Remember, the right visuals not only capture attention but also inspire potential buyers or renters to envision your property as their future home.
